Penerapan Value Engineering untuk Efisiensi Biaya Pekerjaan Pelat melalui Alternatif Penurunan Dimensi

Abstract


Slab work is one of the structural elements of a building that accounts for a significant portion of the total cost, making it a prime candidate for optimization through the application of Value Engineering (VE). This study aims to analyze the application of VE to slab work by exploring alternatives for reducing dimensions to achieve cost efficiency, based on a comparison between the existing conditions and the analyzed alternatives. The study employs a quantitative method using a case study approach that applies the VE phases, including the information phase, functional analysis phase, creative phase, evaluation phase, development phase, and recommendation phase. Research data were obtained from project planning documents, including structural drawings, technical specifications, scope of work, Unit Price Analysis (UPA), and Cost Estimate (CE). The results show that the alternative involving a reduction in dimensions yields a total cost of Rp2.212.119.120,44, which is lower than the existing condition’s cost of Rp2,294,232,385.36, resulting in a cost efficiency of 3,58% with a Value Index of 1.037. These results indicate that the application of VE through the dimensional reduction alternative is capable of increasing the value of the slab work by reducing costs and improving the Value Index.
